By approving, signing, or authorizing any estimate, proposal, invoice, or contract, the customer agrees to the following Terms & Conditions.
1. SCOPE OF WORK
Services provided by Richie Exterior Cleaning Service LLC may include, but are not limited to:
Soft washing (residential)
Pressure washing (residential)
Gutter cleaning
Gutter maintenance services
Gutter guard installation
Permanent lighting installation
Custom C9 Christmas light installation
Seasonal holiday lighting services
Lawn clean-up
Mulch installation
General exterior property maintenance
All work performed shall be limited to the approved estimate, proposal, or invoice. Additional work requested outside the original scope may result in additional charges, which will be communicated to the customer before work begins.
2. ESTIMATES & UNFORESEEN CONDITIONS
All estimates are based on visible conditions at the time of inspection. Richie Exterior Cleaning Service LLC reserves the right to adjust pricing for hidden damage, excessive buildup, unsafe working conditions, additional labor, material cost increases, or unforeseen conditions not visible during the original estimate. The customer will be notified of any pricing adjustments prior to the commencement of additional work.
3. DEPOSITS & PAYMENTS
In accordance with Maryland Home Improvement Law, Richie Exterior Cleaning Service LLC shall not accept more than one-third (1/3) of the total contract price as a deposit and shall not accept any deposit payment until the contract has been signed by both parties.
Remaining payment terms shall be agreed upon in writing between the homeowner and contractor.
Payment is due immediately upon completion of services unless otherwise agreed in writing.
Late payments may be subject to a late fee of 3%–5% per month on the outstanding balance, plus any applicable collection costs, attorney fees, and administrative expenses, where permitted by Maryland law.
Returned checks may be subject to a returned check fee in addition to any applicable bank charges.
4. SCHEDULING & WEATHER
All exterior services are weather-dependent. Richie Exterior Cleaning Service LLC reserves the right to reschedule services due to weather conditions, safety concerns, equipment issues, material delays, or other unforeseen circumstances. Estimated scheduling dates and arrival times are approximate and are not guaranteed. Customers will be notified of any rescheduling as soon as practicable.
5. PROPERTY CONDITIONS & LIABILITY
Customer agrees to provide safe and reasonable access to the property, including access to a functioning outdoor water source and electrical outlet if required for the service.
Richie Exterior Cleaning Service LLC shall not be responsible for damages resulting from pre-existing conditions, including but not limited to:
Oxidation or faded surfaces
Loose or peeling paint
Improper prior installation of any materials
Aging or deteriorated building materials
Existing roof leaks or gutter defects
Underground drainage issues
Loose siding or trim
Deteriorated caulking or sealants
Electrical issues outside the contractor’s control
Any pre-existing conditions observed before or during service will be documented and communicated to the customer. Richie Exterior Cleaning Service LLC reserves the right to photograph the property before, during, and after service for documentation and quality assurance purposes.
6. PHOTO & MEDIA RELEASE
Customer grants Richie Exterior Cleaning Service LLC the right to photograph and/or record work performed on the property. These images or videos may be used for proof of completion, quality control, and marketing or promotional purposes (including social media). No personally identifiable information (such as full address or customer name) will be published without the customer’s explicit written consent. Customer may opt out of marketing use by notifying the company in writing prior to the start of service.
7. PERMANENT LIGHTING INSTALLATIONS
For permanent lighting installations, the homeowner agrees to be present at the time of installation unless otherwise approved in writing by both parties.
Customer acknowledges and authorizes the use of household electricity and Wi-Fi connection during installation, setup, testing, and ongoing operation of permanent lighting systems.
Richie Exterior Cleaning Service LLC is not responsible for internet interruptions, electrical interruptions, app malfunctions, third-party manufacturer defects, storm damage, power surges, or damages caused by customer misuse or unauthorized modifications to the installed system.
8. WARRANTIES
Richie Exterior Cleaning Service LLC only offers warranties on selected services that are specifically agreed upon in writing between the homeowner and contractor at the time of contracting.
No verbal warranties, guarantees, or representations shall be binding or valid unless confirmed in writing.
Warranty coverage does not apply to:
Pre-existing conditions
Lack of proper maintenance by the homeowner
Storm damage or Acts of God
Third-party manufacturer defects outside the contractor’s control
Customer negligence or misuse
Structural movement or settlement
Electrical or drainage failures
9. DISPUTE RESOLUTION
In the event of a dispute regarding the quality or completion of work, the customer must notify Richie Exterior Cleaning Service LLC in writing within five (5) business days of service completion. The contractor shall be given a reasonable opportunity to inspect the work and, if warranted, remedy any deficiency at no additional charge before any third-party claims, chargebacks, or legal action are pursued.
If a dispute cannot be resolved between the parties, both parties agree to attempt mediation before pursuing litigation, where practicable.
10. RIGHT TO CANCEL
NOTICE OF CANCELLATION RIGHTS
In accordance with Maryland Home Improvement Law, the homeowner has the right to cancel this home improvement contract within five (5) business days after signing.
If the homeowner is sixty-five (65) years of age or older, the cancellation period extends to seven (7) business days after the date of signing.

Any materials specially ordered, custom-fabricated products, permit fees, completed labor, or other non-refundable expenses incurred prior to cancellation may be deducted from any refund, where permitted by Maryland law.
11. MHIC CONSUMER NOTICE
The Maryland Home Improvement Commission (MHIC) licenses and regulates home improvement contractors in the State of Maryland.

The Commission administers the Maryland Home Improvement Guaranty Fund for the protection of homeowners dealing with licensed contractors.
12. LEGAL & COLLECTION COSTS
Customer agrees to pay all reasonable attorney fees, court costs, collection costs, interest, and administrative expenses incurred by Richie Exterior Cleaning Service LLC in enforcing this agreement or collecting any unpaid balances.
13. ACCEPTANCE OF TERMS
Approval, signature, deposit payment, text authorization, email authorization, or acceptance of services constitutes the customer’s full agreement to all Terms & Conditions stated herein. These Terms & Conditions apply to all residential services provided by Richie Exterior Cleaning Service LLC.
